Offers.  Ken will give us a great overview of the offer-making process, including the most important ‘subject to’ clauses that you MUST have in your contracts.
"Step 5: A Real Deal in Real Time – Analyzing an Actual Property!"
Theory is good – reality is GREAT! Let’s look at real deals in real time!

Module # 5 – Making it REAL :  OK, enough with the ‘seminar heaven’ (as Ted Thomas calls it) – this week we’ll get out of the theory and into reality and look at a real, live deal in depth.

Using a ‘real’ property.  Ken will find an actual property that is on the market, and use this as our case-study.

Step-by-step Analysis.  Using his property analyzer (which you get as part of this program), Ken will crunch the #’s based on the initial information, then by what he thinks the numbers really are, and then base on what the future potential could be.  You’ll see exactly how Ken looks at deals as they are typically presented by sellers (aka: inaccurately), what he thinks reality probably is, as well as the future potential.

Identifying RED FLAGS FAST.  Ken has NEVER seen a property on the market where the numbers presented by the seller are ‘real’.  Either by design or by accident, the income and expenses shown are not a true reflection of reality.  In some cases, this should be a deal breaker.  In many cases, when these issues are brought to light for the seller, it will result in a significant lowering of the price.  In all cases – YOU need to recognize and identify these ‘red flags’ – that’s what you’ll be able to do after this class.
"Step 6: Making Offers (aka “I did it my way”)"
Compare and contrast ‘traditional’ Offers vs. Ken’s sneaky (but very effective) way…

Module # 6 – Making Offers (in depth) :  In module 4, Ken touched on making offers, and this week now we are going to get into it ‘deep dish’, so that you will not only know how to do it super-effectively (and profitably), but you will also understand the psychology behind winning negotiations where you get what you want, and the seller does not feel ripped off.

“Typical” Offers.  Ken will show you how most apartment building investors make their offers (as taught by other courses) – and all of the steps involved.

Module # 7 – I’ve got a deal…now what? :  Finding a potential deal, Analyzing the deal, making offers, negotiating, getting the financing and closing the deal are all great…but that is just the beginning of the project.  Once you’ve got the property, now you need to manage it and maximize your profits.
Property Management 101.  Here you are going to learn the in’s and outs of hiring out vs. doing it yourself.

Managing the Managers.  Even if you hire a property management company,  you still need to know what you are doing to make sure they deliver on what they promise (and what you are paying for).  You’ll learn how much you should expect to pay, what you need to get from your PM company, and how to find a good one.

Your Transition Year.  Although we love the idea of buying an operational apartment building being a ‘turn-key’ investment – the reality is that there are going to be things that need to be changed in order to maximize your revenues and the value of the property.  In this section, Ken walks you through what you should be focusing on during your first year of ownership to maximize your return on time and investment.
